Home Surveys
Buying a home is one of life’s biggest decisions, and while a mortgage valuation tells your lender the property’s worth, it doesn’t tell you what you’re really buying.
That’s where a Home Survey comes
At Blackbird Property Surveyors Ltd, we provide independent surveys that give you, the buyer, a clear picture of the property’s condition.
From minor maintenance issues to major structural concerns, our reports help you make informed choices, budget wisely, and avoid costly surprises down the line.
Whether you’re purchasing your first home, investing in a rental, or downsizing for comfort, our surveys are designed to support your journey with clarity, confidence, and care.
We offer three levels of survey (L1 to L3), tailored to suit the age, type, and condition of the property—so you get just the right level of insight.
Our team works to the highest professional standards, combining technical expertise with a friendly, down-to-earth approach.
Because at Blackbird, we believe every homeowner deserves to feel secure, informed, and excited about their next chapter.

Home Surveys
Level 1
Home Survey
Our Level 1 Home Survey provides a clear overview of a property’s condition, highlighting any visible defects, risks, or urgent issues that could affect its value or safety. It’s best suited for modern or conventional homes built from standard materials and offers straightforward insights without detailed repair advice, helping you make an informed, confident purchase.
Level 2
Home Survey
Delivers a more detailed inspection, assessing the property’s condition and identifying any defects requiring attention or future maintenance. It includes checks of roof spaces and drainage chambers and may include a market valuation or insurance reinstatement figure. Ideal for older or extended homes, it provides practical guidance for ongoing property care and upkeep.
Level 3
Home Survey
Our most comprehensive assessment, offers a detailed analysis of the property’s structure, materials, and condition. It includes in-depth advice on significant defects, repairs, and maintenance strategies to support long-term planning. Best suited for large, older, or altered properties, it provides expert-level insight for buyers planning major works or renovation projects.
